The contract I signed with Xior mentions that I would receive my deposit back at the latest one month after the delivery of my studio. After 2.5 months I still haven't receive my deposit back. I have spent a lot of time contacting them numerous times without any result. I delivered my studio on time and as required. However, I haven't received my deposit on time. Moreover, I asked for someone to be present when I deliver my studio, to observe that I left the studio as it was expected. Due to Covid, this was not possible, but they assured me that they will inform me by the time I leave the studio, if everything was delivered properly. I never received a response on that. After 2.5 months I still don't know a definite day that I can expect my deposit. Finally, during my stay, the bicycle shed gate was broken for approximately a year. During this period my bike was stolen, despite it was properly locked in this bike shed that was supposed to be secured by a locked gate. I never received a refund for this. The location and the studios are nice, but be aware of the management services quality.

The location and the studio itself is perfect for a student. However the quality of the management is extremely poor. I am ex-tenant of xior, and delivered my apartment 2.5 months ago. According to the contract I should have received the deposit 1 month after I delivered it and still I haven't received it. Apart from that, I received a 250 euro charge of check-out costs, although I delivered my studio at the required time and clean as new. I have contacted Xior several times, and every time the esponsible\ person assured me that I would get paid back at the end of the week. But still the deposit and the advanced utility payments are not paid. This situation is very time consuming and frustrating.

This the best student housing that I have ever resided. The studio lay outs are very decent and are well-furnished. It is around 8-10 mins by bike to the university and 4 mins by bike to near by supermarket. And the best part is that it is situated just opposite to the Delft train station. The maintenance of the property is done regularly. A new addition to this property is a sit-out at the front gate. Nice place to have brunch and dinners with friends during sunny days.
2 stars for the location and only. Let's start: - Previous tenant owned a pet in the house, even though it's not allowed. Caretaker became aware of it and did nothing. -The house was delivered very dirty, with cat hair everywhere. -I requested replacement or thorough cleaning of the bed from the cat's hair and dust. No reply. -Many things from the inventory missing and the caretaker did nothing to replace them even though I repeatedly asked for it. -Service very unprofessional, with young employees handling the whole building's management, not paying attention to details. The problem in general is the service, since they do not pay attention to anything you say. They just say 'oh that's bad, we need to fix this' and get away with it. Not recommended for newcomers. Choose a private house or even DUWO. Maybe more expensive, but still you know what you're getting and you don't get fooled by the fancy photos and website. Enjoy your stay :)
