The ideal review would be 0 star.We lived in an apartment for almost 4 years..Inspite of the high rent amount,there was no service provided by them..They would visit the apartment and only tell us to clean it and hire professional cleaners ..once they hired a professional cleaner to only clean the exhaust system for which she highly overcharged (which we paid).We were promised that the consumables (kitchen towels,soaps etc) would be replenished on time and were never done.And when we wanted to leave the apartment the rotsvast lady and the owner came few weeks back and ensured that the deposit amount would be credited within two weeks..We hired professional cleaners to keep the apartment sparkling clean before we leave. It has been almost 3 weeks and the deposit is not returned.On top of it there is no communication from their side ..The lady handling it in particular misbehaved with us on our very last day..and she for sure needs training to talk with clients..She kind of threw us out from the house for which we have been paying an exorbitant rent for 45 months...and not a single cent returned from the deposit ..I hope no other expat is fooled by them. Okay agency in general, with some good people working there. However the communication is very poor, more often than not emails and queries go unanswered. And if they do get answered it is usually after weeks and several reminder calls. Even at the time of writing, currently waiting over 5 weeks for a reply to an email despite several reminders. Most importantly, they still practise collecting illegal agency fees from tenants, which is banned outright by the ACM. Refuse to acknowledge it and refuse to refund it when confronted, despite clear ACM guidelines clearly forbidding the practise. Much better companies out there in Breda that cater to expats, communicate well, and no longer engage in banned practises.
If you are an expat coming to Breda, Rotsvast is the best agency in the town. We found a great apartment within 24 hours and they did their best to schedule all viewings in 1 day. Highly recommended.
Expats be weary , assisted us rented two houses thought Rotsvast where great until we departed, second home agent did inspection and all fine but owner try to hit us for 10 x 50 euro an hour for cleaning a home that was left spotless. Agents need to manage both tenants and over zealous landlords . Sadly Rotsvast fell short in this area when it counted , other than that great staff . Ps if you are not Dutch get a Local lawyer to check Tennent agreement !
