I am renting out my house for about 6 years now. The rental period has been on average less than 1.5 years which means I have had 5 tenant so far. This year for the first time I used Stoit Groep as the real estate and I must say they have been way faster in finding tenant that I was used to working with another agency. So I am pretty satisfied with the efficiency of their service.

They cut outrageous cleaning fees when we moved out and we had to work with a lawyer to finally get our deposit back after months of absurdities. Make sure you document better than they do on your way in and out. Be especially careful if you are not Dutch and don't be afraid to ask for legal advice if necessary. Avoid if there's an alternative available.
When we left our apartment on December 31, 2018 we had the place inspected by Barbara, and she said that everything was in good shape and we should get the deposit back in full. We signed an inspection report, which said everything was in order. There was two months of rent held as deposit. After we left the Netherlands, I had to send many many reminders to ask Stoit to send me the final utilities bill and return the deposit. It took them a month to get back to me. Then there was a mistake in the billing where they did not include payments of 60 euros per month for internet. I reminded them, but no one would send me a corrected invoice. They also included 2 hr of cleaning fee. First they could not tell what the extra cleaning was for. Then a week later they replied it was because of some dust on the closet. When I finally got my deposit refunded, they still did not correct the amount to include the 60 euros per month for internet. Finally, I got a second deposit made into the account. The whole ordeal took 2.5 months! Regarding the response below, I do have a document from Stoit that shows no further cleaning was required. See the scan below. Further cleaning needed? No!
Nice apartments, terrible service. Starts out great the first month, afterwards you report your problems, wait for months and after that your problems still aren't solved. Help your tennants now, don't keep them waiting for tomorrow, and certainly don't keep them waiting for months with 0 compensation.
We were using the property rented out from Stoit groep at Eindhoven. All the discussions went very professionally from the begining. They were very responsive in taking care of the maintenance repairs in the house. What most important thing is, they always gave a good judgment, on whom they had to assign the maintenance costs either on the tenant or the Landlord. I saw some - not so positive reviews on Google, about returning the deposit money on leaving the house. In our case, we were asked to wait for 6 weeks to get the deposit after leaving the house. They refunded the deposit as said. Finally, We are happy to rent the home from Stoit groep.
